Steps to Leasing a Residence

  1. Inquiry*Viewing of sample unit(s) can be arranged if you wish.
  2. Application
    Please let us know your preference (lease term, property and layout) and submit the following documents.
    For corporate contracts - Registered companies in Japan only
    1. Copy of Photo ID card (resident's card ・ driver's license ・ passport etc.) of all residents
    2. Copy of corporate register
    3. Copy of financial statement (most recent period)
    For individual contracts
    1. Copy of Photo ID card (resident's card ・ driver's license ・ passport etc.) of all residents
    2. Documents certifying income and assets (e.g. Statement of earnings, copy of tax return, bank balance statement)
    3. Employment certificate (business card copy acceptable)
  3. Residency Application Screening*We will require approximately 3 business days to complete this screening.

Information about Reservations, Contracts and Payment

1. Minimum Lease Term One month
2. Reservation Start Time We accept reservations from one month prior to the contract-starting (check-in) date.
No earlier requests can be accepted. Please inquire within 30 days of your desired check-in date.
3. Deposit and Key Money Short-term contracts for serviced apartments (lease terms of up to one year) do not require a deposit. Key Money is not required.
4. Maximum Occupancy 1R・1BR units: up to 2 people
2BR units: up to 3 people
3BR units: up to 4 people
*Children over 6 years old are counted as one person.
5. Mid-term Cancellation Not allowed
6. Extension of Stay Kindly let us know two weeks prior to the termination date of the lease agreement.
7. Payment Bank Wire Transfer (prior to check-in date) or by Credit Card at check-in.
8. Check-In 00:00am (midnight) of the contract start date.*Check-in is available 24 hours a day
9. Check Out 23:59 of the contract conclusion date.*Check-in is available 24 hours a day
10. Note
  • We cannot reserve specific units (including direction facing and/or floor). Additionally, units cannot be changed within the contract period.
  • No pets and no cigars are allowed.
  • We may be unable to check you in unless we can confirm you have signed the contract and paid the rent in advance.
  • According to the terms of the lease agreement it is prohibited to sublease or otherwise allow third parties to use the property. Similarly it is further prohibited to advertise or otherwise list the property for lease on third party websites (e.g. Airbnb). In the event that it is observed that subleasing or advertising for lease has occurred or is occurring, the Lessee will be assessed a penalty equal to one month’s rent.
  • The contract for our Serviced Apartment is a fixed-term lease agreement.
    This lease agreement is not renewable, but instead shall terminate on the date specified in the lease agreement. If at the conclusion of the term, you would like to enter into a new lease agreement for the same apartment, we may propose the conditions that are available at the time of the new term.
