02.Screening
You will need to submit the following documents. The screening process will take around 3-5 business days.
<For corporate contracts - Registered companies in Japan only>
  • 1.Copy of Passport of all residents
    *Not acceptable:Japanese Individual Card ”My number card”
    *Additional requirement for holders : Copy of Residence Card issued by Japanese government of all residents (both front and back)
  • 2.Copy of corporate register
  • 3. Employment certificate of the main resident (employment verification, employee ID, business card, etc.)
  • 4. Copy of financial statement (most recent period)
<For individual contracts>
  • 1.Copy of Passport of all residents
    *Not acceptable:Japanese Individual Card ”My number card”
    *Additional requirement for holders : Copy of Residence Card issued by Japanese government of all residents (both front and back)
  • 2.Documents certifying income and assets
    • Tax withholding certificate or certificate of tax payment of most recent 1 years
    • Bank account balance certificate issued within 1 week from the submission date
    • Other official documents providing evidence of income or assets of most recent 1 years
    • *let us know the currency (e.g. JPY, USD,) *Investment statements are not acceptable
  • 3.Employment certificate (employment verification, employee ID, business card, etc.)
    • * We will require approximately 3 business days to complete this screening.
    • * The validity period of the screening is 3 months. There will be another screening at the time of re-contract.
03.Apply
Please let us know your preference (duration of rental agreement, property, and layout).

Minimum duration

1 month

Timing of reservation

You may make a reservation starting from 1 month before the start date of the rental agreement. You will be unable to make a reservation before that; please contact us again at the right time.

Deposit / Key money

Not required for short-term (1 year or less) rental agreements

Maximum occupancy

Studio / 1 Bedroom: 2 / 2 Bedroom: 3 / 3 Bedroom: 4
*Children aged 6 and older are counted as occupants. Considerations may be made for families that exceed the maximum occupancy.

Early terminations

Not allowed

Extensions

Apply up to 2 weeks before the end date of the rental agreement.
04.Rental agreements
Sign or stamp the rental agreement.
05.Payment
By bank transfer (made by the last weekday prior to the start date of the rental agreement) or credit card (made at reception upon checking in)
06.Check-in
Checkout
Check-in: Anytime on the start date of the rental agreement
Checkout: Anytime on the end date of the rental agreement
Terms and Conditions
  • You cannot specify an apartment during the application process, nor can you change apartments during the duration of your rental agreement.
  • The main resident must be capable of communicating in either Japanese or English.
  • Pets and cigar smoking are not permitted in the apartments.
  • Failure to sign or stamp the rental agreement and make the initial payment by check-in will result in the key being withheld from you.
  • You may not sublet the apartment or allow a third party not included in the list of occupants you submitted to live in the apartment. If management has determined that you have conducted any of these actions, you may incur a fine equivalent to 1 month’s rent.
  • The rental agreements for our serviced apartments are for fixed periods only and will automatically terminate on the end date of the agreement. Renewing the contract may require meeting a new set of conditions.
