Leasing Process: Rentals

The leasing process normally takes about 3 weeks.

01.Arranging a viewing
You will be asked to first arrange a viewing of the property. This can be done by phone or email during normal business hours. Viewings on weekends and national holidays must be arranged by 5 p.m. on the last weekday prior to the viewing date. Please note that you must submit a government issued photo ID prior to your tour. (Foreign nationals must present their Residence Card in addition to this) Failure to present a photo ID at the viewing may result in you being barred from attending the viewing.
02.Filling out a
provisional
application form
After viewing the property, you will be asked to fill out a provisional application form and submit it to one of our sales staff.
In principle, the lessee must be a company. If you wish to lease the apartment under your name, please discuss the matter with us. In either case, you will need a guarantor.
03.Screening
The lessee will be asked to submit certain documents that will be used as part of the screening process. If you have any questions regarding the required documents, please let us know.

Required documents

The following documents will be required from the lessee and guarantor.
Corporate lessees
  • 1.Certified copy of commercial registration
  • 2.Seal registration certificate
  • 3.Company profile (e.g., brochure)
  • 4.Tax filings or financial statements from the last 3 fiscal years
Individual lessees
  • 1.Seal registration certificate
  • 2.Family register or residence certificate
  • 3.Public document that can verify your income or assets over the last 3 years (any one of the following).
    • An official copy of your tax certificate
    • An official copy of your tax returns
    • An official copy of your residence tax notice
    • An official copy of your certificate of income and withheld tax (Non-executives only; must be stamped with a company seal)

Documents required from all occupants

- Government issued photo ID (passport, driver's license, etc.)
- Foreign nationals must present their Residence Card
*The screening process may take some time. However, while you are waiting, we will be unable to answer any questions regarding the screening process.
*Please note we will not return any documents submitted for the screening process.
04.Signing the
agreement and
making the initial
payment
Following the screening, the lessee will be able to sign the lease. This will involve filling out an application form and other necessary documents provided by Mori Building and signing or stamping them. Signing the lease requires signing up for a home insurance plan specified by Mori Building. In principle, the lease duration will be between 36 and 39 months.

Payment needed at time of signing

Lessees will need to make the initial payment (e.g., deposit and first and second month’s rent) via bank transfer by the date specified by Mori Building. All subsequent payments must be made by automatic withdrawal from the lessee’s bank account.

05.Discussing the use
of moving
companies
When arranging for the use of a moving company, make sure you discuss dates and times with us beforehand so that your schedule doesn’t conflict with elevator and other maintenance or others moving in. You will also need to fill out a form to get permission for the moving company to access the property. We will arrange a meeting with the company to discuss where to place the moving blankets and the route they should take inside the building. At the following properties, residents will need to arrange utility payments themselves.

06.Moving in
You will be able to move in on or after the start date of the lease. On your move-in date, you will be given your keys and an explanation of the equipment in your apartment and the amenities on the property.
