Rental Agreements
Q.I would like to receive information on vacancies.
Please contact us directly, as the information changes on a daily basis.
Q.Can I move in tomorrow?
You will need to wait about 1 week before moving in, due to the time needed to complete the screening and application processes.
Q.Can I rent an apartment for about a week?
The shortest rental agreement is for 1 month.
Q.Can I sign a rental agreement without attending a viewing?
Since you will be unable to change apartments while the rental agreement is in effect, we strongly suggest that you attend at least one viewing. (The viewing may take place in a model apartment if the actual apartment is not vacant yet.)
Rent & Fees
Q.What is included in the rent?
Rent includes management fees related to the common areas, heating and cooling, electricity, gas, water, Internet, basic cable, landline (does not include phone charges), Hills Spa membership, breakfast, and housekeeping (twice a week).
Q.Does rent include Hills Spa membership?
Rent includes Hills Spa membership for all residents of the apartment. You must be 18 or older to use the Spa. Guests accompanying residents may also use the Spa for ¥4,800 (excl. tax) per entry.
Q.Is there a Hills Spa that allows entry to residents younger than 18?
Toranomon Hills Spa allows children to use the facilities during certain hours. For more information, download the following document.
Q.Is parking included in the rent?
Parking is not included in the rent. Using a parking space requires signing a separate agreement and paying an additional fee, which varies depending on the property and size of the parking space. You will need to have your vehicle registration on hand when inquiring about parking space availability.
*No monthly parking spaces available at Toranomon Hills Residential Tower for serviced apartment residents.
Q.Are storage services included in the rent?
Storage services are not included in the rent. Using these services requires signing a separate agreement and paying an additional fee, which varies depending on the property and size of the storage space.
Q.Will I need to pay key money or a deposit?
You will not need to pay either key money or a deposit. However, upon checkout, we may charge you for restoring the property to its original condition if there is any missing equipment, damaged furniture, or other factors.
Q.When is rent due?
Rent is due by the last weekday prior to the start date of the rental agreement.
Apartments
Q.What is the maximum occupancy for each apartment?
Occupancy is for up to 2 for studio and 1 bedroom apartments, up to 3 for the 2 bedroom apartments, and up to 4 for the 3 bedroom apartments.
Q.Do you provide amenities such as shampoo?
We provide welcome amenities designed to last you through the duration of your rental agreement that include toothbrushes, shampoo, conditioner, and soap. However, once the amenities run out, they will not be replaced.
Q.Is it possible to rent items such as an extra bed?
Yes. The available items vary by property and could also include rice cookers and humidifiers. Numbers are limited, so please ask early. Some items may require an additional rental fee.
Q.Can I bring my own equipment and furniture?
In general, you are not allowed to bring your own equipment and furniture. If you are planning to do so, please discuss the matter with us in advance.
Q.Are there any non-smoking properties?
There are no non-smoking properties.
Q.Will I be able to access English-language TV programs?
Some channels available at our properties offer English-language programs. They include CNN, BBC, CNBC, Cartoon Network, and Gaora (a sports channel).
Services & Amenities
Q.Do you have English-speaking staff?
Yes, our front desk staff are fluent in English and Japanese and available 24 hours per day.
Q.Do you provide room service?
Room service is provided at additional cost at Atago Green Hills Forest Tower, ARK Towers, and Toranomon Hills Residential Tower.
Q.What is included in your housekeeping service?
Twice per week, staff will clean your apartments, replace your linens and towels, and make your beds.
Q.Do you provide transport services (e.g., to the airport)?
No, we do not.
Q.Are there any common areas?
Common areas vary between properties and may include lounges and a Hills Spa.
Q.Are pets allowed?
No, pets are not allowed.
Q.Are there supermarkets and convenience stores nearby?
There are supermarkets and convenience stores within walking distance of all our properties.
