Leases
Q.What is involved in the leasing process?
You will first need to arrange a property viewing, after which you will need to pass a screening and an application process before signing the lease. For more details, tap or click on “Leasing Process” below.
Q.Will I need to pay key money or a deposit?
In principle, you will need to pay a deposit equivalent to 4 months of rent. You will not need to pay key money, nor will you need to pay a renewal fee when the lease is renewed.
Q.Can I sign a lease in my own name?
In principle, we only lease to companies. Please inform us if you would like to sign a lease in your name.
Q.Can I move in right away?
You will need to wait at least 3 weeks before moving in, due to the time needed to complete the application process and prepare the apartment. Please inform us as to when you would be able to move in.
Q.I would like to receive information on vacancies.
You can search for vacancies using the search function on our website. However, for the latest information, you will need to contact us directly, either by phone or via the website’s contact form.
Apartments
Q.What amenities are provided by your apartments?
Most apartments are furnished with air conditioning units, refrigerators, ovens, washer/dryers, dishwashers, and other electrical appliances. The included amenities will vary with each apartment.
Services & Amenities
Q.What services are offered at the front desk?
Most properties offer around-the-clock English-speaking front desk services. Staff provide a range of services that includes holding messages and packages, booking taxis, and arranging professional laundry services. Please note some properties do not offer front desk services or offer services only during fixed hours.
Q.Do you provide cleaning services?
Cleaning services can be arranged at the front desk of many of our properties. Some properties can also arrange for housekeeping services that include changing linens.
Q.I want to know more about your spa facilities.
Residents have access to five Hills Spa facilities located across central Tokyo that provide gyms, pools, saunas, beauty salons, and other amenities. There is an entry fee of ¥4,000 (excl. tax) although residents can choose to instead pay a monthly membership fee of ¥15,000 (excl. tax). To use the facilities, residents must be 18 years or older. Guests accompanying residents may also use the facilities for ¥4,000 (excl. tax) per entry.
Hills Spa
Q.Is there a Hills Spa that allows entry to residents younger than 18?
Toranomon Hills Spa allows children to use the facilities during certain hours. For more information, download the following document:

Q.How do I connect to the Internet?
Some properties offer free Internet connection to residents. At these properties, Ethernet ports are provided in every apartment and can be used after the necessary paperwork is filled out at the front desk.
At properties that do not have a front desk, you will need to contact us directly to set up your Internet connection.
Q.Are pets allowed?
While many of our properties are pet friendly, the final decision will depend on the type of pet, as well as the property and type of apartment. For more information, contact us directly.
Q.Do you offer storage services?
Many of our properties offer storage services inside the building. For information on allowable sizes, prices, and space availability, contact us directly.
Q.Is there any parking?
Many of our properties offer parking inside the building or nearby. Some parking areas may restrict the use of some types of vehicles.
