QWhat is included in the rent?
A

Rent includes the management fees for the common use areas, heating and airconditioning, utilities (electricity, gas and water), services (internet, basic channels of cable TV, telephone line basic charge), and HILLS SPA access. Telephone calls, laundry, etc. may be paid for in cash or by credit card on a monthly basis.

Q Is Spa access included in the rent?
A

Yes, access to the spa facilities is included in the rent.
For guests accompanying the resident, there is a 3,150 yen per visit charge.

QIs car parking included in the rent?
A

No, car parking requires a separate lease.
The rent varies with each property, vehicle size, locations, etc. Rates begin at 55,000 yen per month. Please inquire for further details.

QIs a trunk room included in the rent?
A

No. Trunk rooms require a separate lease.

QIs housekeeping service included in the rent?
A

Yes. Room cleaning, bedmaking, changing of linen and towel service twice weekly is included. Laundry (Dry cleaning charge) would be separate.

QHow much is the security deposit and key money?
A

In principle, there is no security deposit or key money. At move out time if any equipment, etc. is missing or damaged in the apartment, additional charges will be assessed.

QIs cable TV included in the rent?
A

Yes.

QAre there TV programs in English?
A

QWhen is the rent due?
A

Please pay the rent at least one day before the final date of your contract, by way of bank transfer into a Mori Building bank account.

Apartment and Facilities

QHow many people can reside in a serviced apartment?
A

One Room Studio and 1 Bedroom: up to 2 people
2 Bedrooms: up to 3 people

QWhat kind of facilities are available?
A

Each property is different, but in general, fitness spas and lounge facilities are available.

QWhat amenities can I expect?
A

A Welcome Amenity kit, including a toothbrush, shampoo, hair rinse and soap, is supplied at move-in.

QAre extra beds available?
A

Yes, most apartments have a rental service for an extra bed, rice cooker, vaporizer, etc.

QCan we bring in our own furniture?
A

Yes, it is possible. However, heavy furniture/equipment is not permitted. Please inquire before moving in your own furniture.

Q Is there space for barbequing?
A

No, barbequing is not permitted.

Q Can we keep pets?
A

No, pets are not allowed in the serviced apartments.

Regarding contract

QHow full is the apartment building?
A

It varies at any given time. During certain seasons the website may not be up to date.
We advise you to phone us directly at 0120.52.1803 on workdays between 9:00 and 18:00 to confirm availability.

QCan I move in tomorrow?
A

Generally it takes about a week to prepare a lease.
Contact us directly regarding moving in on short notice.

QAre lease agreements available for both individuals and corporations?
A

In principle, most leases are corporate leases. Please contact us regarding individual lease agreements.

QMay I rent your apartment for one week?
A

No, our minimum shortstay leasing is one month.

QCan I sign a contract without seeing the apartment?
A

Yes, however since you cannot change your apartment after signing the lease, we recommend that you view it first prior to renting if possible.

QAre there supermarkets and convenience stores in the neighborhood?
A

Yes, stores for daily needs are within walking distance from all MORI LIVING Serviced Apartments.

QWhat kind of room service do you provide?
A

At Atago Forest Tower room service is available from the spa lounge. (Additional charges apply)

QIs courier service available?
A

Yes. Please ask at the Front Desk.

QCan the staff understand English?

Yes, MORI LIVING Serviced Apartments have 24 hour bilingual Front Desk attendants to serve our English speaking clients.
