1.Residence Tour

If you are considering moving in, please tour the residences first.

Please inquire about making reservations for your tour by telephone (during business hours) or by e-mail. To make reservations for tours on Saturdays, Sundays, or holidays, please contact us by 6:00 p.m. on the Preceding Friday.

2.Preliminary Rental Application

After touring the residence, please submit a preliminary rental application to the sales personnel.

3.Application Screening

In principle, leases must be in the names of corporations.

If you desire to conclude a lease as an individual, please consult with us. Both corporate and individual leases require joint guarantors. Screening of applications will be conducted after the applicant has submitted the required documents.

In some cases, screening may take time. Unfortunately, we cannot respond to inquiries concerning screening.

4.Lease Agreement and Payment

Lease agreement procedures will begin upon completion of screening. Please fill out, affix your seal to, and submit our designated application form, along with the required documents.

Required Payments when Signing a Contact
  • Security deposit: Six months' rent
  • Rent payable in advance (rent and other charges for the first two months)
  • Key money: None
  • Broker's fee: None
(These conditions may vary for some properties.)

Please pay the invoiced amount (the security deposit, rent, and other charges for the first two months) by the due date, by bank transfer. (When the due date falls on a Saturday, Sunday, or holiday, please pay by the previous business day.)
Subsequent payments will be automatically deducted from the renter's bank account.

5.Making Arrangements for Moving in

Please note that in some cases your desired dates and times for moving in may not be available due to conflicts with elevator and other regularly scheduled inspections, or with the moving schedules of other tenants. Please use the designated form to schedule your furniture delivery. We will make arrangements in advance concerning measures for preventing damage, moving routes, and other matters.

6.Occupacy

We will set a date for beginning occupancy on or after the date on which your lease takes effect. Please inform us in advance of the date on which you plan to begin occupancy. (The date on which your lease takes effect may differ from the date for beginning occupancy.) On the date for beginning occupancy, we will deliver your keys and explain matters including how to use the equipment and facilities in your residence.
